      I was just talking to some friends who had purchased a new build in Sterling Ranch, and they didn't know they were going to be driving 20 minutes for groceries every day. That conversation stuck with me because it's not the first time I've heard it. Buyers fall in love with a neighborhood's promise, walkability, mountain access, that downtown vibe, and then reality sets in. The commute is longer than they thought. The infrastructure isn't there yet. The premium they're paying doesn't match the lifestyle they're getting.

I know very specifically what struggles buyers have when making a choice on where to live and what type of home is right for them. Today I'm walking you through seven suburbs where I've heard buyers express regret, not because these places are bad, but because the trade-offs caught them off guard.

      Englewood, or the South Broadway area, people call it SoBo, feels a lot like downtown Denver. That's actually what brings people to this area. It feels walkable, it's got the urban hip vibes, there's fantastic restaurants and breweries, everything you can possibly think of. It really feels like an urban hub.
    
                  &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
&lt;/div&gt;&#xD;
&lt;div data-rss-type="text"&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
                    
      What's interesting about the South Broadway or SoBo Englewood area is that the prices are actually pretty steep. What they're doing is they're scraping the older bungalows and they're building up townhomes, duplexes, multi-family living units that are amazing. These properties are modern and they have updates that are absolutely spectacular. You're looking at new construction with clean lines, open floor plans, and finishes that rival anything you'd find in downtown Denver proper.

    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
&lt;/div&gt;&#xD;
&lt;div data-rss-type="text"&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
                    
      But here's the catch: it's not quite as walkable to downtown-type areas. There's also not a ton of grocery stores in the area and schools, so it doesn't actually live as walkable as you might think. And so you're paying the Denver urban premium while you're not necessarily getting all of the benefits that you could get if you chose a different Denver proper neighborhood.

&lt;/div&gt;&#xD;
&lt;div data-rss-type="text"&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
                    
      The appeal is obvious. You get that urban energy without technically living in the heart of the city. But when buyers realize they're still driving for groceries, still driving to get downtown, and paying top dollar for the privilege, that's when the regret creeps in. If you're drawn to SoBo, make sure you're buying it for what it is, not for what you hope it will be.

      Downtown Littleton: Suburban Charm at Downtown Prices

  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
                    
      If you want to live in the suburbs but still have kind of the downtown walkable feel, I actually love downtown Littleton. What's really cool about it is it draws people from all around, so it's always really busy. It's eclectic. Some of the shops are just cute and unique. There's a lot of really great restaurants. They have farmers markets. It's the place that people go who live in the suburbs and want to go have a downtown experience.

    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
&lt;/div&gt;&#xD;
&lt;div data-rss-type="text"&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
                    
      And a lot like the SoBo area, it has that downtown prices as well because they're really building up all of the downtown condos so that people can either rent them or purchase them. But some of the condos are going for quite a lot and they have very high HOAs to go along with it and not necessarily all of the amenities that you would get if you got a condo of that caliber somewhere else.

  &lt;p&gt;&#xD;

      You can get the urban vibe in downtown Littleton without living in the heart of downtown Denver, but you're still going to pay some of the higher prices, especially if you're more interested in the high-end upgraded townhomes or custom homes in the area. The closer you get to Main Street, the more expensive it gets. You're basically paying for walkability and character, and it's totally worth it because it's amazing down there.

      The regret comes when buyers realize they're paying a premium for a suburban location that feels urban but doesn't offer the full suite of urban amenities. The HOAs are high, and they don't always include what you'd expect at that price point. If you're considering downtown Littleton, budget for the lifestyle, not just the square footage.

      Castle Rock: A Standalone City Far From the Mountains

  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
                    
      Castle Rock is kind of an interesting area because it used to be very separated from the Denver metro, and it kind of was its own standalone city. And by the way, it still lives that way. It has everything, fantastic restaurants, it has its own downtown, it's got a couple of different trails, the Mack Ridgeline Trails, Castlewood Canyon, the Castle Rock, which is absolutely beautiful when they light it for the holidays. It's a really, really fun place to live, and people love it there.

      The trade-off for living in Castle Rock is that you have quite a bit of a commute anytime you want to get out of that area. I-25 headed north is not as bad as it used to be, but it's not great, especially if you're driving during rush hour. I have friends who bought in Castle Rock and they do regret it because now instead of living the mountain lifestyle that they wanted to live when they moved to Denver, they are living a little bit more of a suburban lifestyle and having to drive a lot to get to the actual mountains.

    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
&lt;/div&gt;&#xD;
&lt;div data-rss-type="text"&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
                    
      Now, a lot of people love Castle Rock, and I've sold a ton of homes there. And so if access to the mountains is not that important to you, then I think it's a fantastic place to live and raise a family. It has its own identity, its own downtown, its own trails. It's not a bedroom community. But if you moved to Colorado for the mountains and you're picturing weekend hikes and quick ski trips, Castle Rock is going to feel farther than you thought.

      The Commute Reality

    &lt;span&gt;&#xD;
      
                    
      Denver and Castle Rock have started to merge, but the drive north on I-25 during rush hour is still a slog. If you're commuting to Denver for work, or if you're planning to spend weekends in the mountains, factor in that drive time. Castle Rock is a standalone city, and that's part of its charm. But it's also part of the trade-off.

      The Canyons/RidgeGate/Lyric Meridian: The Best Up-and-Coming Area (If You Can Wait)

&lt;/div&gt;&#xD;
&lt;div data-rss-type="text"&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
                    
      Moving from Castle Rock a little further north, Denver and Castle Rock have started to merge into the Canyons and the RidgeGate, the Lyric Meridian areas. There's a lot of names for that area right now. It's actually still unincorporated, and it's a little bit like the Castle Pines area of Castle Rock. But the biggest difference between this new community is that there's a lot of rolling hills that are fairly open.

    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
&lt;/div&gt;&#xD;
&lt;div data-rss-type="text"&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
                    
      And I will tell you, I think it is probably the best up-and-coming place to purchase a home right now because it's right there on the I-25 and 470 corridor. And that little southeast quadrant is going to be huge. And of course, a lot of businesses are over there. We have Sky Ridge Medical Center, Schwab, all over in Lone Tree, Park Meadows.

    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
&lt;/div&gt;&#xD;
&lt;div data-rss-type="text"&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
                    
      It's pretty high priced, I would say, for what you're getting. The other thing I want to mention is the same thing I'm going to talk about when we get to Sterling Ranch. Anytime you buy in a new build community, you're looking at years before the infrastructure is really built up. They are building High Note Park. There's already a coffee shop and a King Soopers going in in that Lyric, RidgeGate Canyons area that I'm talking about. So that one is moving a little bit faster, but it's still going to take some time and some growth before it stops looking like a bunch of builders just scraped the land and started building on it, which is actually what they did.

    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
&lt;/div&gt;&#xD;
&lt;div data-rss-type="text"&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
                    
      And if you're okay with that, I think it's probably a really, really great place to live. The location is prime. You're close to major employers, medical facilities, shopping. But right now, it's raw. You're buying into the promise of what it will be, not what it is today. If you need a grocery store within five minutes and a coffee shop on the corner, this isn't the place yet.

      Now if you don't want to pay that premium, let's talk about Sterling Ranch and why I love Sterling Ranch. I did talk about it at the very beginning of the video, but I will tell you that it's still a really great place to live. Sterling Ranch is on the other side of Chatfield, and you have Waterton Canyon and the Colorado Trail right there. It's a beautiful, beautiful environment, especially if you love the lake or you love hiking.
    
                  &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
&lt;/div&gt;&#xD;
&lt;div data-rss-type="text"&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
                    
      The drawback to Sterling Ranch is that it is still developing. And there actually isn't a full grocery store there yet. The closest one is in Roxboro. You're also driving along Santa Fe or Wadsworth to get out of this area. They're doing a major overhaul of that intersection. The other thing is builder incentives are making it very, very hard to sell. So Sterling Ranch is an older new build community, which means it's been building for close to five years.

      So I would say if you're buying in that area, just plan to stay there for a long time and appreciate the growth and the amenities as they develop over time. You are also going to pay a little bit of a premium in the Metro District tax. The HOA is built into that and includes the pools and rec centers, but it can be a little bit more expensive than some of the other areas as well.

But it does add up, and it can be more expensive than some of the other areas. Make sure you understand what you're paying for and what you're getting in return.

      Let's talk about my favorite one now. That's Golden. Golden has got that mountain town feel to it. It's got Clear Creek running through it. It's got all kinds of amazing shops along Main Street. It does feel like a college town though, because Colorado School of Mines is there, and my sister went there. It's a fantastic school. And it also has a little bit of a limited radius because of the geography. There is not a lot of places to build, but there are tons and tons of hiking and biking trails. And honestly, it's the premium place to live if you want to have the Colorado lifestyle.

    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
&lt;/div&gt;&#xD;
&lt;div data-rss-type="text"&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
                    
      Okay, so here are the trade-offs of this amazing place that I love so much. It is expensive, $1.1 million median. Yes, you heard that right. And there's not a ton of homes for sale in the area as well, just because Golden is pretty small itself. And because everybody loves the outdoor lifestyle, it tends to attract the tourist type and can be very, very busy on the weekends.

    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
&lt;/div&gt;&#xD;
&lt;div data-rss-type="text"&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
                    
      One thing I tell people about moving to Colorado in general is this is a metro and there are going to be people around. And so we have to share, we have to share the trail, we have to be kind while we're hanging out on the river next to somebody. We don't get to explore these Colorado mountains by ourselves, even though we might want to sometimes.
    
                  &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
&lt;/div&gt;&#xD;
&lt;div data-rss-type="text"&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
                    
      Golden is the dream. It's also the reality check. You're paying for proximity to trails, for that mountain town vibe, for the shops on Main Street. But you're also sharing it with tourists, with students, with everyone else who wants the same thing. And the inventory is tight. If you find a home in Golden that fits your budget, you're competing with a lot of other buyers who want the same lifestyle.

      Lakewood: Prime Location, Older Homes

  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
                    
      All right, let's talk about Lakewood now because Lakewood specifically is a little less expensive and it's really the prime location for people who are looking at moving to Denver, but they want everything. They want mountain access, they want trails nearby, maybe 20-minute commute to downtown Denver. You have direct access up to the ski resorts. Red Rocks is right nearby. Green Mountain is right in the heart of the city. You've got Belmar, that's a really cute little downtown shopping area, and Bear Creek Lake Park and Trail are over there. Lakewood is fantastic.
    
                  &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
&lt;/div&gt;&#xD;
&lt;div data-rss-type="text"&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
                    
      So what is the drawback on Lakewood? A lot of the homes were built back in the '60s and the '70s. And so they're getting older now. And then you'll also find homes that are far less expensive and probably need quite a bit of work. Not only that, the difference between Lakewood and, say, one of these new build communities like The Canyons or Sterling Ranch is stark. We're talking about mature everything, the trees, the lot sizes, the fences. Everything is so overgrown and in a lot of ways very beautiful. And also there's no HOA that maintains the area and tells the residents how to keep up their yards, which can be fantastic.

    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
&lt;/div&gt;&#xD;
&lt;div data-rss-type="text"&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
                    
      The trade-off is that you're buying into a mature neighborhood with mature homes. Some of them need work. Some of them need a lot of work. But you're also getting mature trees, bigger lots, and no HOA telling you what color you can paint your front door. One neighborhood in Lakewood can be very, very different than another area in Lakewood, so you really need to explore the pockets and figure out which one fits your lifestyle.

&lt;/div&gt;&#xD;

      If you're coming from a new build community in another state, Lakewood is going to feel different. It's not cookie-cutter. It's not manicured. But it's also not trying to be. You're buying into a neighborhood with character, with history, and with access to everything Denver has to offer.

      There are so many things to think about when it comes to choosing where you want to live, and Denver is huge. It's sprawling. So how do you decide?

     if you want a standalone city with its own identity and you're not planning to commute to Denver or the mountains regularly. It's a great place to live if mountain access isn't your top priority.

     if you're willing to wait for the infrastructure to catch up and you want to be in the path of growth. It's the best up-and-coming area, but it's still developing.

     if you want prime location, mountain access, and a 20-minute commute to downtown Denver, and you're okay with older homes that might need work. It's the best value for the location, but it's not turnkey.

      The regret I hear from buyers isn't usually about the neighborhood itself. It's about the mismatch between expectations and reality. If you know what you're getting into, you can make a choice that fits your lifestyle, your budget, and your long-term plans.

&lt;/div&gt;&#xD;

  ? It's the place that gives you mountain access without the mountain-town commute, and a neighborhood vibe that feels more grounded than the glossy new-build suburbs popping up east of the city. I spend a lot of time showing homes here, and what strikes me is how many buyers discover Lakewood by accident, they're looking at Golden or Littleton, then realize this city sits right in the middle, 20 minutes from downtown Denver and 10 minutes from Golden, with some of the best trail systems on the Front Range.

      Right now, Lakewood is in the middle of a major trail expansion at Green Mountain that's going to change how people use the park. The city is implementing a 10-year action plan to grow the trail network to 40 miles of sustainably aligned routes while restoring 14 miles of social trails back to nature. If you've hiked Green Mountain in the past few years, you know those social trails, the braided, eroded shortcuts that scar the hillside. The new plan is about building trails that last and protecting the landscape at the same time.

      William Frederick Hayden Park on Green Mountain is the second-largest park in Lakewood, covering over 2,400 acres of open space. The summit sits at 6,800 feet and gives you 360-degree views of Denver and the Front Range. On a clear morning, you can see the skyline, the plains stretching east, and the peaks of the Continental Divide to the west. It's the kind of view that makes you forget you're 20 minutes from a major city.

      The park has multiple trailheads, and the two I send people to most often are Rooney Road and Alameda. Rooney Road is the quieter option, with easier parking and a gentler grade if you're bringing kids or dogs. Alameda is more popular, which means it fills up fast on weekends, but it's also the most direct route to the summit. Both trailheads connect to the same network, so you can loop back a different way if you want variety.

      What makes Green Mountain special is that it's not a destination hike. It's the place locals go before work, after work, or on a lunch break. You'll see the same faces on the trail, and that regularity builds a sense of community you don't get at the big-name parks where everyone's a tourist.

Social trails are the unofficial paths that hikers and bikers carve into the hillside over time. They're usually steep, eroded, and hard on the landscape. The restoration work means closing those trails, replanting native vegetation, and rerouting traffic to the new sustainable trails.
